everybody James Clark here with a
tutorial on how to upload a listing into
the MLS so without further ado let's get
to it you're going to log into the
matrix and then you're going to go to
the add edit tab right here you're going
to come in and hit add new this is a
residential listing you're going to come
in here you got to select the county
that it is my instance whenever I do
this I always pull up the property
appraiser for this particular
information I grab the parcel ID the
search tool here is a little fickle so I
like to use the tax ID and then I'm
going to identify it and I'm going to
fill it's kind of like doing a realist
tax search okay so now you have all
these particular tabs here running
across the top you've got to go tab by
tab by tab filling this information in
so let's get started we're going to
enter this office because we are not
doing so at the association list date
today and the expiration date
you may 20th 90-day listing
this price range no listing type
exclusive right to sell that's pretty
much all we do unless a client requests
otherwise special sale provision this is
not an REO short sale or anything like
that because we try to avoid those at
all costs which the listing type we do
not have one so an a now the rest of
this information here the elementary
school is a tough scenario to deal with
in this case because it's a magnet but
one of them is Crystal Lake and you
basically click the dropdowns here and
you can go through and add this it's
really important that you have the
school information in there because
there's actually a lot of reasons
different search engines pool by schools
you name it so really make sure you do
that auction know obviously okay pool
exterior all right this is a private
pool it is a gunite concrete it is let
me go back up here
there's an auto cleaner as a child
safety fence as they all should
it is in ground
outside bath access salt water solar
heated screen enclosure yeah think that
about does it for that okay now you're
going to go into Nam and this is the is
the part of the MLS data entry form that
if you haven't done so already you're
going to love it it's so much fun it's
all a bunch of but not enough stuff but
it's information you need so let's
rattle through this exterior this is a
one-story house if it's in yellow you
got to have it if it's in white its kind
of optional so simply for the fact of
saving time I'm not going to go through
and do all of those so I'll do a
location here okay in city limits see
things so we can move on okay because we
did the realist tax information this
Auto populates this information so any
compatible yes if you do not fill this
out using that auto population feature
you've got to make sure you fill
everything yellow in here and I would
suggest using the property appraisers
site to do so okay so basically just
coming through here yes it's homesteaded
they live there I've already verified
this no it's not new construction no CDD
everything else is superfluous I don't
need it

I'm monotonous this is already don't you
but once you do it once you will get a
pretty good appreciation of why you're
doing what you doing all right got to
got to do the room level that says it's
white but it actually does require it so
here you've got to have your dimensions
now if you do not have dimensions from
let's say another listing in the MLS you
need to laser it yourself and if you
haven't secured a laser at this point
you need to go get one get one at Home
Depot and when you're at a listing
appointment you can literally walk
around laser the room in literally 30
seconds so I can do a whole house in
five minutes so going through here you
go through each and every room giving it
always a level giving it always
dimensions making sure that you do
identify what type of flooring you just
keep hitting more to add all the
different rooms
okay water green I don't have to worry
about that with this this is not a water
front nor does it have any green
features now me personally I don't like
having my owner's name and information
in there so I always remove it I don't
want them contacting them they need to
be contacting me ownership in this
instance fee simple as it should be
community HOA all right make sure that
you capture this information make sure
that when you're sitting in front of
them that you've gone over the HOA
requirements make sure you have your
your HOA Docs too so this is a gated HOA
deed restricted community so it is

you're very particular about the showing

agent we're gonna let them know there's
a gate code required I'm also going to

okay pretty simplistic all right I'm
actually going to come back to do the
public remarks but that's where you
would do that make sure you do something
catchy okay all right then we're going
to go to status now here's the thing you
may be tempted to hit complete however
we have no photos you cannot submit
photos from the active tab so mark it
incomplete submit the listing and now
you have an MLS number now you can add
and edit photos so I already have the
folder on my desktop I'm in it I'm
actually going to import my selected
images
okay so once you have you know the
images you want targeted they're going
to be all scattered everywhere so you're
gonna have to click on them and move
them around now remember what we've
talked about here about how you know the
average person only spends three seconds
on the first image you need to admit and
then second to that s 75% of people now
the 15 percent only goes three pictures
deep spending six seconds so we want to
make a pretty big impression in those
first three images so I'm going to go
tailoring you know what I do to that
fact I'm going to make sure that the big
selling points of this house are first
and foremost you know some people can
follow the the rule of you know what I'm
going to do it like a virtual tour where
people when people walk through the
house the images that are being shown
are kind of walking them through the
house and you can do that but me
personally when you're you know you're
really pushing a powerful listing I
would suggest to you that you you put
your most powerful stuff up front you do
not want to waste time you know what if
the dining room is boring and that's in
one of the first three images and you've
only got that
you know what if you know in those first
three images you have a dining room and
it's boring that's a waste of time so
again quickly running through here
shuffling things around this kitchen and
in this home is phenomenal so I'm going
to open with the kitchen then I'm going
to kind of go backwards a little bit and
you know then I'll kind of go back to
the front of the house and then make it
somewhat torij there's not a lot of per
se flow as far as like when you're
looking at the images it doesn't
necessarily flow exactly how it flows in
the home but I'm doing this in order of
importance so you know I'm doing the
kitchen is probably one of the most
powerful things in here so I'm going to
come in here and then do the kitchen
dining room living room that I'm going
to work into the master bedroom and then
I will you know put in the secondary
rooms after that me personally I like to
add you know I like to put bathrooms
between the images where they are man
that's a good-looking photo one who took
that yeah so like for instance this
setup of the bedrooms here I am gonna to
to stick to that that setup
you know me personally you've got 24
images I'm using all 24 every single
time and I would highly recommend that
you do the same thing you know mess
around with the orders yourself and
experiment
me personally I will always stick to
those first three that's a
tried-and-true rule for me it's you know
we're very blessed we sell our listings
very very quickly and you know the
imagery and the exposure on the
Internet's a big part of it so I'd
highly recommend to you it works for me
and I know it'll work for you
okay so we are good as far as photos are
concerned okay so we're done uploading
photos and that's the section where we
did now right here add it as supplements
if you have your disclosures and I got
to go get mine out of email here so I'm
not going to upload them but this is
where you would upload them okay you're
going to describe you would come in here
input sellers disclosure so then you're
going to click Choose file you'll find
it on your desktop and you hit upload
make sure you also check the supplement
type okay so seller disclosures HOA
lead-based paint if necessary you know
all that good stuff okay so I'm going to
cancel that because I'm going to come
back to it now here's the beautiful
thing about entering stuff into you can
you can come back okay
now I've already configured the showing
assist so I'm not too worried about
needing to deal with that and I can come
in here click into the listing and take
a look at it okay looks good everything
looks good okay I'm going to go back in
here and edit it you know what I'm going
to go ahead and do my public remarks now
so I'm going to select an age in here it
is tied to Christine so I'm going to
come back here this is via Como and I'm
going to come back in here and edit it
so I'm going to click the residential
tab there it's going to pull all these
tabs back up I'm going to come in here
to realtor because I want to add in the
public remarks okay
now status now public remarks are added
photos are added I'm done I'm going to
come back at a later point in time and
do my attachments but I want this thing
live so I'm going to go ahead and submit
now so you switch from incomplete to
active and you hit submit listing hi we
have errors so this is what's going to
happen when you have errors is going to
pop up with this red so you come in here
and you need to address it and typically
they're going to they're going to
identify for you where that error has
occurred so all you're going to
basically do is come in and find out
where the air is and make your necessary
Corrections so I need to deal with the
block parcel okay
Xero's know there's not an additional
parcel I'm going to scroll through here
make sure there's no other exclamation
marks I'm going to come in here into
community what I miss in here aha pets
are no pet restrictions realtor okay
let's see what we missed in here non rep
comp everything has to have a number and
I missed that so if it's zero put zero
in there otherwise it won't register all

sure we're selected on our unactive
let's hit our listing submit and we

came back and now it's asking for more
information and you'll find that that

takes two or three times submitting it
like now before it's physically in okay
so your input has succeeded your listing
is live and you can click right here to
view check your status
make sure your active check your ad om
see you and make sure your price is
right your bill go through it
take a look and just proof your work
okay so it's official we're live in the
MLS if you want to check your virtual
tour you know check make sure your links
are all good yep we're good to go
notice I used the Twilight shot is my
first BD an attention-grabber so okay
you guys are good to go that's how you
enter a listing into the MLS I'm sorry
that took like three hours but you know
hopefully now you will feel a little bit
more comfortable about going in and
doing that yourself
