hey guys and welcome back in today's
video I'm going to be showing you how to
list your home on zillow.com for sale
this can be a for sale by owner if
that's what you're interested in doing
first thing you're going to want to do
is make an account on Zillow and log
into it I'm currently logged in to the
demonstrational account that I made once
you logged in to your account the first
thing you're going to want to do is
claim the your own house or the house
that you're going to be selling so this
is just going to be an example to show
you how to do it but we've been using
Las Vegas Nevada as an area in a lot of
the videos I've made I'm showing you how
to utilize the tools of Zillow but you
can just search by area and then hover
over your house or you can just type in
your exact address right in this bar and
it should take you right to that house
but we're just going to click on one of
these random houses here and it'll take
us to that particular houses page and
then what you're going to do is just
scroll down a little bit and then you'll
see this owner dashboard down here and
what you're going to want to do is say
that you are the owner and then once you
say you are the only go through the
process of claiming the house as your
own personal resident and/or the house
that you're going to be selling not
necessarily your own personal resident
but making a listing here so you have to
claim that property as your own and once
you go through that process then you're
going to have the ability to put in the
information to list that house and I'll
show you how to do that here
alright guys so once you claim the
property as your own the next thing
you're going to want to do is go to the
home page and right at the top there's
this sell option and you if you're going
to do a for sale by owner you're just
going to go ahead and click this for
sale by owner option once you click that
for sale by owner option is going to
take you to this next page here and on
this page it's going to allow you to
type in your address and then once you
type in your address you're going to
click continue
and then once you type in your address
it's going to take you over to this
next screen which is going to ask you if
the current location of the house you're
going to be selling is accurate based on
the map that's provided so if it's not
you can change it but if it is the
correct location you just go ahead and
click yes it's a correct location and
then once you click on the correct
location it's going to take you to this
next page here which is going to allow
you to set your listing price which is
probably going to be the most important
thing that you do during this whole
process you don't want to obviously set
a price that's way below what you you're
willing to take but you also don't want
to set it so high that nobody's going to
be interested in looking at your house
if you have a walkthrough video of your
house you can add that in this area if
you have photos of the different rooms
or outside of your house you can put
that in the photos in media section and
then below the photos area you're given
the option to maybe perhaps you have a
virtual tour a URL that you want to
input this is probably going to be more
for agents that are listing your house
and if you're doing a for sale by owner
but then we go down to another very
important section which is where you're
going to list your home FAQs you're
going to list what kind of home you have
how many beds how many baths if you have
house Association dues basement square
footage garage square footage you know
the year your home was built and the
description of your home is also going
to be a very important thing to be a
well detailed accurate and you're trying
to sell your house so make sure
everything that's positive you're going
to put in this area any of the benefits
like say you have a park close to your
house a beach a lake maybe good school
districts a really strong neighborhood
low crime rate anything that you can do
to build up the status of your home that
you're trying to sell you're going to
want to do in the description of your
home you know maybe you've replaced the
water heater or you've replaced the you
know furnace or you've painted the new
rooms recently or put a new flooring or
remodeled your kitchen or bathroom you
know things like that are going to be
put in the description area and you
definitely want to talk up your place
you know how does that put very weak
descriptions that aren't very positive
get as good traction on Zillow as ones
that have very descriptive well
thought-out descriptions and then we go
down a bit further you can put an open
house time and date for people to see
when that is something that they can
come and see your house and then
additional information perhaps you know
this some of this stuff is going to be
you know like an agent's listing your
house like a real estate website link
that they can put in you know things
that you love about this home and then
very in-depth details of what your house
comes with room details appliances you
know if the basements finished you know
if you have air conditioning heating
what fuel type or heating fuel you use
what type of floors you have you can get
as thorough and accurate with this as
you want if you have a lot of really
good pictures that show a lot of this
stuff you know maybe you don't have to
be quite as thorough with this but I
always recommend being as thorough in
your description of your property and
house as possible
indoor features building details
architecture style what the exterior of
the house is outdoor amenities that you
might have number of stories how many
car ports you have if you have a garage
or not more parking is available and
whether there is going to be a view of
you maybe mountain view water view park
things such as that and then also leave
contact information with your phone
number so people can call you and then
once everything is shipshape and ready
to go you go ahead and click this little
checkmark here and then below that
checkmark is going to be the post for
sale by owner right here it's just cut
off a little bit here but you're going
to go ahead once everything is ready and
click this little button that's right
where my cursor is and you're going to
post for sale by owner at that point and
you should be good to go after that
so I hope this informational guide was
helpful to those that are interested in
posting a house for sale on Zillow I
definitely recommend doing a first sale
by owner initially rather than working
with a real estate company especially if
you have the time to do so if you're
extremely busy I can see why you might
want to go with a real estate agent but
you have to consider the fact that once
you hire a real estate company to sell
your house they're going to be taking a
percentage of your home sale anywhere
from five ten percent it depends on who
you're working with and that's money
that's taken out of your pocket that you
can gain if you just sell the house
yourself so especially if your house is
worth a lot of money you can really
benefit by doing it for sale by owner in
