land with bad credit and no money down

below there's a lot of people out there
that would love to be landowners but
they think they can't because they have
bad credit well I'm here to tell you
that you can and to give you hope the
first thing you have to do is get
yourself together financially you have
to scale everything back as simple as
you can simplify simplify simplify
nobody can make progress in their life
and accomplish big goals when their life
is full of drama and chaos so just try
to get all that out of your life you're
gonna have to have a job you're gonna
have to have a steady income you're
gonna have to be a trustworthy person
with character and follow-through so
you're gonna have to work on some of
those things maybe who cares we all have
to work on something you know we all
have to learn new skills and whatever so
don't worry about it don't be too hard
on yourself just try to start going down
that path here's a good test to judge
yourself just see if you're getting
close to being in the right position
personally stand in front of a
full-length mirror and you're gonna
judge yourself and you're gonna have to
be honest and you're gonna just look at
yourself and you're gonna have to ask
yourself would somebody write me a
$10,000 trek and say you've got the job
do I look trustworthy enough do I look
like I have character am I dressed well
enough to where they would trust me so
you're gonna have to work on that and
get yourself in that position because
that's exactly what you're gonna be
doing when you're trying to buy land
with bad credit and no money down is you
are going to be asking somebody to trust
you to make a deal with them and that
you're gonna make the payments every
month and you're gonna follow through on
the contract that you two agree on step
two is all about talking you're going to
be looking at land and talking to the
owner and seeing if they're willing to
work out a deal with you and sell you
the land owner finance
and what that means is you're gonna pay
the owner directly we're gonna hold the
mortgage so to speak no bank is involved
that's that can be a very nice thing and
you would be surprised there's a lot of
people that are willing to do that it's
amazing if you're just willing to get
out there look around talk to people and
ask them I have bought property that way
from complete strangers that we're
willing to make a deal with me and I
made the deal and purchase the property
so just believe me it is possible and
you can do it what you're gonna do is
you are gonna work out some of the
details with them you're gonna have to
talk to them and you know kind of go
back and forth and just be try to be
open and honest you're gonna kind of
work out a down payment
if there is one sometimes you don't even
have to have a down payment you're gonna
work out the interest rate of what you
two agree on and you're gonna find a
title company to work with that will do
the paperwork and the closing and then
you know register all that with the
courthouse so it's all legal
all of that does cost money that's why
you're gonna have to have a job you are
gonna have to have a steady income you
don't have to be making a fortune but
you are gonna have to be able to come up
with money I saved my income tax return
one year and I used that that worked out
perfectly so you know you have to be
creative sometimes of you know where
you're gonna get the money how you're
gonna come up with the money saving as
much money as you can by simplifying
your life and it's definitely definitely
doable and it is a way that somebody
with bad credit and not a lot of money
can buy land and start their homestead I
noticed that a lot of for Sale By Owner
are just signs in the yard so when
you're driving around you have to just
keep your eyes open look around you know
drive through areas that you consider
that you might like and just keep your
eyes open another thing I do is I like
to keep
been touch and have relationships with
the local people around because a lot of
times you can just hear word-of-mouth
oh Tom is selling his place or Johnny
selling his place or whatever you can
really learn a lot that way and believe
it or not you can make some fantastic
deals that way don't be afraid to talk
to people just ask him if they're
willing to make the deal with you and
you might really be surprised one day
somebody's gonna say yes and you're
gonna feel like you almost want to fall
on the floor you're gonna be like what
to be so surprised and happy and you're
just gonna be like oh my gosh I did it
it is so like thrilling and exciting
I want to absolutely add this part and I
hope you listen well once you find a
piece of property that you really like
and you're interested in and you've
possibly already spoken to the person
they're willing to make a deal with you
make double double triple triple sure
that you go to the County G i-s website
look up that piece of property and read
all there is about it you will know how
much the backpack taxes are you will be
able to find out how long the person
that you're buying it from has owned it
how much they paid for it you will be
able to find out if it's in a flood zone
a lot of times it looks like Oh though
this land is dry it looks good and then
come to find out when you look it up
it's in a flood zone which what that
will do is that will restrict your
building you know what you can build on
that piece of property also look up what
its zoned that can also affect what you
can do with the piece of property so
just make sure that you know what you're
getting into I wrote a little book

that you need to know before you buy
property things that are going to help
you that you will know beforehand
instead of making a deal and just being
like oh I didn't know

more confidence in yourself and your
ability to make the deal so I personally
think it's well worth the education
beforehand so you don't make mistakes
and then when you're buying property in
whatever it's those are big mistakes
that are hard to get out of so it's much
better to know what you're doing
beforehand it's worth all effort and
it's worth spending a little bit of
money on you know educating yourself for
these important things in your life
